Community Impact Report

 

Dear Friends,

As we share our 2024 Community Impact Report, we look back on a year marked by steady progress and continued dedication to our mission. Our focus on creating housing and communities that are healthy, sustainable, and affordable has remained central to our work.

Throughout the year, we moved forward on key initiatives across the organization. We completed major renovation work at Northway, Grayson Manor, Wellesley, and Holly Court, enhancing the quality of life for residents while improving the sustainability of these communities. These renovations represent our ongoing commitment to maintaining and enhancing our existing portfolio—ensuring that our residents have comfortable, high-quality places to call home.

Our Real Estate Development team secured critical financing for several projects and broke ground on Trinity Court in Chapel Hill, North Carolina, marking our first new construction project in that state. The Homeownership team also broke ground at Stroubles Ridge, a new single-family neighborhood in Blacksburg, Virginia, with homes that will be sold through the New River Home Trust to ensure long-term affordability.

Our Property Management and Asset Management teams continued to play a vital role for our residents. Their responsiveness and commitment helped ensure our communities are well cared for and that residents feel supported. In addition, the Resident Services department brought impactful programs to our communities, including the CHP Reads! program, which delivered nearly 6,000 books to children and seniors across dozens of communities. Likewise, the CHP Votes campaign empowered residents and supported voter participation across our communities this past fall.

Our Energy Solutions division extended its reach to serve Eastern Virginia, bringing energy-efficient upgrades to more communities and helping to reduce costs for clients. The team’s leadership in the energy-efficiency sector was further demonstrated through a multifamily peer exchange at our Baltimore Training Center.

The year 2024 also marked the completion of our three-year Strategic Plan. We made progress toward our organizational goals and objectives during this period and approved a new plan to guide our work for the next three years. In 2025, we are excited to celebrate CHP’s 50th anniversary—a significant milestone that speaks to the lasting impact of our mission. We have already begun efforts to commemorate this journey, reflecting on our growth from Project Home Repair, a grassroots organization in Virginia’s New River Valley, to a multi-state leader in the affordable housing industry.

The stories featured in this year’s Community Impact Report provide a glimpse into the tangible difference our work makes in people’s lives—from Mayor Willie Greene’s full-circle journey at Northway Apartments to Victoria Lael’s generous donation to the New River Home Trust. These narratives, along with others highlighted throughout the report, demonstrate the powerful ripple effects of stable, affordable homes on individuals and communities.

None of these accomplishments would have been possible without the support of our partners, funders, staff, volunteers, and the entire CHP community. In 2024 alone, more than 2,400 volunteers contributed their time, and partner support topped $1.3 million. This collective effort enables us to pursue our vision of healthy, sustainable communities for everyone.

While we anticipate continued challenges and uncertainty in the industry, we remain committed to our mission and confident in our ability to adapt and innovate. Through collaboration, dedication, and a shared vision, we will continue to create opportunities for individuals and families to thrive.

With hundreds of CHP residents enrolled over the past two years, the program continues to offer financial relief—helping low-income residents save on energy costs while supporting a greener future.

Where Work Meets Purpose

In 2024, CHP was once again named one of Virginia’s Best Places to Work, ranking 19th among large employers. This recognition marked the third time CHP earned a spot on the prestigious list, reflecting our commitment to creating a workplace where employees can thrive and contribute to the mission of providing affordable, sustainable housing.

Strategic Goal 3: Reduce Waste and Maximize Efficiency

A New Chapter for a Pembroke Landmark

CHP completed the first phase of renovations at S.A. Robinson Apartments, a historic multifamily community in Pembroke, Virginia, with support from Sol Systems and Microsoft. The upgrades—focused on new windows and doors—resulted in an 83% drop in air infiltration, significantly improving comfort and energy efficiency for residents. The project marks a full-circle moment for CHP, which first developed the property in 1986, and sets the stage for continued investment in resident-driven improvements.

Gaining Ground in Eastern Virginia

In, the Virginia Department of Housing and Community Development selected CHP Energy Solutions to provide weatherization services in Virginia Beach, Chesapeake, Portsmouth, and Norfolk. This expansion allowed CHP to bring its expertise in energy efficiency to Eastern Virginia, addressing unique challenges while enhancing comfort and reducing energy costs for local residents.

Building Connections at Audubon Estates

CHP partnered with Audubon Estates, Northern Virginia’s largest mobile home park, to connect over 700 residents with essential services. With more than 80% of residents speaking Spanish, CHP facilitated accessibility through Spanish-speaking staff and resources. The event exceeded expectations, with 70 residents approved for energy-saving programs, and a new intake approach helped streamline the process.

Resident Celebrations Mark Renovation Milestones

CHP closed out 2024 with resident celebrations at Wellesley Commons, Holly Court, and Grayson Manor to mark the completion of more than $13.7 million in renovations. The events, organized by the Resident Services team, highlighted improvements that enhance accessibility, sustainability, and comfort for residents—capping off a year of continued investment in CHP’s apartment communities across Virginia.

A New Beginning for Trinity Court

CHP joined the Town of Chapel Hill and partners in the summer of 2024 to break ground on the redevelopment of Trinity Court. Once complete, the project will bring 54 new energy-efficient apartments to the site of a former public housing community—expanding access to affordable rental options in a high-opportunity area.

Breaking Ground at Stroubles Ridge

CHP Homeownership broke ground on Stroubles Ridge, a new affordable housing development in Blacksburg, Virginia. The project will offer 46 homes and duplexes on 24 acres, designed for first-time homebuyers and families earning up to 80% of the Area Median Income. Stroubles Ridge will provide long-term affordable homeownership opportunities through the New River Home Trust.

A Homeownership Opportunity in the Star City

CHP Homeownership teamed up with Southern Heritage Homes to build a new modular home in Roanoke for a future homeowner earning below 80% of the Area Median Income. Funded through Community Development Block Grants, this innovative project uses efficient modular construction to keep costs down and timelines short, providing affordable housing solutions for families in need.

In 2024, 2,442 volunteers contributed 7,480 hours of their time, and partner support—including donated services and funding—topped $1.3 million. These numbers tell an incredible story of collaboration and commitment. We’re deeply grateful to everyone who stood with us this year—individuals, community groups, and partners alike.
