Dear CHP Family,
As we close out 2025 and celebrate our 50th anniversary, we want to acknowledge the meaningful work happening across the organization and thank you for the role you play in it. In recognition of your dedication, we are giving each employee 50 Awardco points, $50 for 50 years, in lieu of a holiday gift. Instructions for redeeming your points are available further down the page. This has been a milestone year for CHP, but also one that required resilience as we navigated shifts in federal funding and priorities. We appreciate the professionalism and care you brought to your work through these changes.
Our Real Estate Development team advanced several projects across our footprint this year, including progress on new developments such as Witter Place Apartments in Alexandria, Virginia, and Trinity Court Apartments in Chapel Hill, North Carolina. These efforts help expand and preserve affordable homes in the communities we serve.
Asset Management and Property Management delivered strong operational support across the portfolio and successfully transitioned Mary Hardesty House and Chestnut Square Apartments into CHP’s management. Your work ensures our residents experience stable, well-managed housing.
Resident Services strengthened support for households across our communities through initiatives that promote stability, engagement, and connection. Operation New Move-In showed promising early outcomes for new residents, the CHP Reads! Summer Reading Program reached children and seniors during the summer, and Warm Wishes served 29 communities this winter. These programs demonstrate our ongoing work to meet residents’ needs year-round.
Our Homeownership team helped families prepare for long-term stability through counseling and financial education and broke ground on Stroubles Ridge, a new development in Blacksburg, Virginia, that will create opportunities for affordable homeownership. This work broadens the pathways available to households seeking lasting housing security.
Energy Solutions continued delivering weatherization, training, and energy-efficiency services that reduce energy use and support healthier homes. Their expertise strengthens CHP’s role as a leader in energy-efficient construction and building science education.
We also welcomed new members to the CHP Board of Directors, adding valuable insight and experience to our governance. Across all departments, our support teams provided the essential services that keep CHP operating effectively and positioned for continued progress.
As we recognize this milestone year, we also look ahead. Our 50th anniversary motto, Built to Last, reflects both our history and the direction we’re moving. The work you do each day reinforces CHP’s foundation and prepares us for the opportunities ahead.
Thank you for your dedication throughout 2025. We wish you a restful holiday season and a strong start to the new year.
With gratitude,

Jeff Reed, Lance Sutherland, and Andy Hall
