My name is Shabazz, and I am the Senior Property Manager at Rivermeade Apartments in Yorktown, Virginia. In this role, I oversee daily operations, support the onsite team, and assist residents by addressing their questions, concerns, and needs.

I have been with CHP for eight years. I began as a Leasing Consultant and have progressed into my current leadership position. I am committed to CHP’s mission, the growth and development of the onsite team, and the continued success of the property while always keeping resident satisfaction at the forefront.

How long have you been managing this property, and what do you enjoy most about managing it?

Exterior of building at Rivermeade ApartmentsI have been with Rivermeade Apartments for the last eight months. One of the things I enjoy most about managing this community is the variety of personalities and backgrounds among our residents.

What makes this property distinctive within the community?

What distinguishes this property within the community is the spaciousness of the units. They offer a generous amount of space for our market area. In addition, our pricing supports families who need that extra room at an affordable rate.

If the property had a personality, how would you describe it in a few words?

Unique, bold, and hidden — due to its location, it feels like a hidden gem within the community.

Playground at Rivermeade ApartmentsWhat feature or aspect of the property do residents appreciate most?

Residents especially appreciate the on-site laundry facility and the office being centrally located within the property, which makes both easily accessible.

Can you share a moment or piece of feedback that reflects a positive resident experience?

A positive resident experience often comes down to feeling heard and understood. At times, residents simply need someone to listen to their concerns and acknowledge what they may be going through. By taking the time to listen with care and empathy, we demonstrate that we genuinely value them as individuals, not just as residents.

Exterior of building at Rivermeade ApartmentsWhat’s a tip or creative solution you’ve found helpful for supporting residents?

Building rapport with residents is crucial when addressing delinquency. I recommend making a personal check-in call as soon as a payment is missed. Rather than focusing solely on penalties, we prioritize connecting residents to support services. Our experience has shown that following up after the initial late notice to offer resources—including CHP’s Housing Stability team—results in stronger engagement and greater trust.

What do you appreciate most about the surrounding community or neighborhood?

The area is surrounded by a rich and diverse variety of plant life. It is wonderful to see so many residents contributing to the upkeep of the beautiful flowers and trees throughout the community.
