Located in Lexington, North Carolina, Hilltop Terrace Apartments is a 63-unit rental community for families. Originally built in 1947 as Memorial Hospital, this historic building was transformed into apartments in the early 1990s. In 2012, it underwent significant renovations to enhance both its functionality and charm, adhering to federal standards for historic rehabilitation. CHP’s Cathy McDaniel serves as Property Manager, and Jeff Hanes serves as Maintenance Technician.

Please introduce yourself and share a bit about your background in property management.

My name is Cathy McDaniel. I came to Hilltop Terrace with no background in property management. I worked in retail for the company that owned Hilltop prior to CHP and I was asked to come over and try property management.

How long have you been managing this property?

I have worked at Hilltop Terrace since October 1997. I just fell in love with the residents, and I’ve been here ever since. When CHP acquired the property in 2008, they kept both me and Jeff, our maintenance technician, on board.

What makes this property unique or distinctive within the community?

It’s affordable, safe, and well-maintained. The residents really take pride in where they live.

If the property had a personality, how would you describe it in a few words?

Friendly, consistent, and calm.

What’s the most unique feature of this property that residents love? 

We have a garden and multiple seating areas outside, and I would say that’s their favorite.

Can you share any success stories or positive feedback from residents?

We’ve moved many people here from the homeless shelter because of its affordability. Hilltop has brought many people from homelessness to a very stable living environment that they can afford.

Can you share a life hack or clever solution you’ve discovered for common resident needs?

Just listen. Sometimes residents come to talk to you about things you can’t fix and all they really need is someone to hear them.

What is something you like or appreciate about the community?

My residents!

Hilltop is convenient to shopping, it’s affordable, it’s safe, and it’s managed by a great company.
