As we share our 2025 Community Impact Report, we look back on a year that brought both meaningful progress and new challenges for Community Housing Partners. Across our organization, we remain focused on our mission to create homes and communities that are healthy, sustainable, and affordable.
In 2025, we celebrated CHP’s 50th anniversary. This milestone offered an opportunity to reflect on where we started and how far we’ve come. As part of that effort, the Built to Last campaign raised $157,000 to advance housing stability initiatives and demonstrated an ongoing commitment from our partners and supporters.
Last year also marked the beginning of our new three-year Strategic Plan. The plan sets a clear direction for our work—strengthening health and quality of life outcomes for residents and customers, supporting our staff as an employer of choice, improving how we operate, and aligning our investments with our mission.
Our Real Estate Development team advanced several initiatives to expand housing opportunities in 2025, including progress at Legacy on Main in Blacksburg, Virginia; Witter Place Apartments in Alexandria, Virginia; and Trinity Court in Chapel Hill, North Carolina. We also secured $15 million for a future redevelopment in Annapolis, Maryland. Meanwhile, our Homeownership team also broke ground on Stroubles Ridge in Blacksburg, Virginia, creating new opportunities for homeownership and expanding pathways to long-term housing stability.
At the same time, our Asset Management and Property Management teams provided steady operational support across the portfolio, including welcoming new Virginia communities such as Mary Hardesty House in Berryville and Chestnut Square Apartments in Newport News into CHP’s management. Their efforts help ensure that residents experience stability and consistency in their housing.
Resident Services continued to build on programs that promote stability, engagement, and connection – from Operation New Move-In’s promising early outcomes for new residents, to the CHP Reads! Summer Reading Program serving children and teens, to the Warm Wishes campaign reaching dozens of communities this past winter.
Our Energy Solutions team continued delivering weatherization and energy-efficiency services that reduce costs, support healthier homes, and position CHP as a recognized leader in building science, as highlighted recently in both a national ACEEE report and a statewide impact report.
We were also honored to be named one of the Best Places to Work in Virginia for both 2025 and 2026 and to receive the Virginia Housing Alliance’s Housing Champion Award. These recognitions speak to the dedication of our staff and the strength of our workplace culture.
2025 was not without its challenges. Like many organizations in the affordable housing sector, we navigated uncertainty around shifting federal funding and priorities. These headwinds required us to adapt and find new ways to advance our mission. We remain committed to meeting those challenges with the same resilience and creativity that have guided CHP for five decades.
This year’s report is organized around three themes—People, Places, and Programs—which together represent the breadth of CHP’s work. The stories included here highlight not only what we accomplished, but how those efforts connect to the daily lives of residents and communities.
None of this happens without the support of our partners, funders, staff, and the entire CHP community. Your belief in our mission is what makes it all possible. As we look ahead, we are energized by what we have built together and confident in our ability to continue creating opportunity one home, one family, and one community at a time.
