Outstanding Property Management and Resident Services Earn CHP National Certifications

Community Housing Partners (CHP) is pleased to announce that 22 apartment communities in its multi-state portfolio were named a Community of Quality® (COQ) this month by the National Affordable Housing Management Association (NAHMA) for demonstrating outstanding property management and resident services.

Through the National COQ program, affordable multifamily rental properties qualify for certification upon establishing and maintaining high standards of excellence in maintenance and management, services provided to residents, experience and training of personnel, and other benchmarks.

As a nonprofit Community Development Corporation, CHP offers full-scale property management services to its tenants, which include rental services, green maintenance, asset management, and free on-site resident services programs. The organization’s portfolio includes more than 100 rental communities across the southeastern United States serving over 5,000 families, individuals of low income and low wealth, seniors, and people with disabilities.

To be recognized as a COQ, CHP’s rental communities had to receive a high score based on six criteria: physical inspections, employee credentials, financial management, programs and services, endorsements, and photographs and reports.  Each community was required to score a minimum total of 325 points in these categories.

Like seven other CHP rental communities previously designated as COQs in the past three years, the newly recognized communities received high scores from an objective reviewer on the quality of their physical plant, management reviews, audits, replacement reserves, and various other criteria. In addition, property management staff members were judged on their credentials, such as those earned through NAHMA or awarded by other industry associations or organizations.

Emily Pearson, who lives with her husband David and two boys at COQ-certified Magnolia Village Apartments in Lecanto, Florida, said that she is “…more than happy with the environment and community we live in, the great neighbors we have, and most of all, the beautiful home my family lives in. It's perfect for us. I truly feel that Magnolia Village is the right place for my family and me.  I couldn't have asked for anything better.” Pearson went on to say that her children love Magnolia Village as well and that “…they feel completely safe and they can go outside and have tons of awesome kids to play with and a very nice park to go to.  We also get a flyer on our door every month [from our resident services coordinator] for community activities, which is awesome to have the kids get together and do fun things.”  The property management staff at Magnolia Village received praise from Pearson, too.  “Our manager is a very sweet lady and is always there to answer my calls with questions or concerns that I have. It’s also very nice that that the maintenance staff does lawn care and pest control for us because you know not everyone likes mowing their lawns and trimming their bushes! They are all so nice and respectful.”

In addition to Magnolia Village Apartments, the following communities owned and managed by CHP are recent recipients of the COQ designation:
