Zoning

Definition: Zoning is a device of land-use planning used by local governments to designate permitted uses of land, based on mapped zones that separate one set of land uses from another. Zoning is either use-based (industrial, residential, commercial, etc.), or regulatory-based (building height, lot coverage, etc.). Zoning is often used to prevent new development from interfering with existing residents or businesses and to preserve the "character" of a community.
